Buyer’s Side
- Review executed Sales Contract and other documentation for accuracy and completion, notify you of any errors or omissions
- Supply all parties with executed documents
- Email introductory letter & complete timeline of important dates to all parties
- Review and add all Contract critical dates to calendar/CRM
- Coordinate escrow deposit and obtain escrow letter
- Obtain HOA documents from the Seller and deliver to Buyer
- Ensure association application has been submitted and interview scheduled if required
- Confirm mortgage application has been submitted within Contract timelines
- Coordinate scheduling of inspection
- Prepare all necessary addenda
- Verify appraisals
- Ensure all insurance related tasks are performed: make sure Buyer gets insurance quotes and it will be binding for closing
- Track critical dates by maintaining contact with Buyer’s agent, Lender and Title agent
- Obtain and deliver loan commitment
- Obtain association COA
- Complete Broker compliance paperwork
- Verify clear to close
- Set up walk though and coordinate closing
Seller’s Side

- Verify escrow and obtain escrow letter

- Ensure Seller disclosures are provided within Contract timelines
- Schedule inspection
- Prepare all necessary addenda
- Schedule and verify appraisals
- Track critical dates by maintaining communication with Buyer’s agent, Lender and Title agent
- Obtain loan commitment
- Complete Broker compliance paperwork
- Verify clear to close
- Set up walk though and schedule closing

Agent Responsibilities
- Submit executed Contract and addenda within 1 day of execution
- Complete Contract intake form
- Deliver escrow deposit to respective title company
- Attend inspection
- Negotiate repairs, appraisal issues, and other changes to the contract
- Meet appraiser if needed
- Attend walk through, obtain all keys prior to closing
- Review settlement statement and approve commissions
- Attend Closing
- Take lockbox
- Collect your commission!
